The Investment in Affordable Housing Program offers ONTARIO RENOVATES to assist:

Low to moderate income home owner households to make essential home repairs, create a secondary/garden suite or repair and increase the accessibility of their home through modifications and adaptations - target groups also include (but are not limited to) seniors, persons with disabilities, victims of family violence, Aboriginal people living off-reserve, residents of remote communities. Further information regarding ONTARIO RENOVATES:

Major repairs could include but are not limited to heating systems, doors and windows, roofs, electrical systems and plumbing, structural, septic systems, well water and well drilling.

Modifications for accessibility include but are not limited to ramps, handrails, chair and bath lifts, cues for doorbells, fire alarms.

Forgivable loans of up to $25,000 are provided for repairs and secured with a promissory note. If the property is sold within 10 years the loan is due back to the County. The forgiveness of the funding occurs at an equal rate over the 10 years. The earning of loan forgiveness begins on the date of repair completion. Any funds returned will be put in a revolving fund for Ontario Renovates. Grants are provided up to $3,500 for accessibility modifications and adaptations.

Ontario Renovates also offers Multi-Unit Rehabilitation to assist (loan forgiveness is a minimum of 15 years):

Landlords of eligible affordable rental projects to rehabilitate units that require essential repairs and/or modify units to increase accessibility. Low to moderate income home owners to create a new affordable rental unit in an existing single family home. Existing shelters repair, rehabilitate and improve units that assist victims of family violence.
